At Grannyflats4u, every granny flat (secondary dwelling – Class 1a) is designed and built to fully comply with all relevant Queensland and Australian plumbing and drainage regulations. Our plumbing systems are installed by licensed QBCC plumbers and use only WaterMark-certified products to ensure safety, water efficiency, durability, and smooth building approval.Regulatory FrameworkAll plumbing and drainage work complies with:
- National Construction Code (NCC) Volume 3 – Plumbing Code of Australia (PCA)
- AS/NZS 3500 series (Plumbing and Drainage standards – current 2025 editions)
- Queensland Plumbing and Drainage Act 2018
- Plumbing and Drainage Regulation 2019
- Queensland Plumbing and Wastewater Code (QPWC) 2025
Only licensed QBCC plumbers and drainers carry out the work. Full plumbing permits and inspections are obtained as part of the building approval process for every project.WaterMark CertificationAll plumbing products that come into contact with drinking water must carry WaterMark certification. This is a mandatory national scheme that confirms the product is safe, fit for purpose, and will not contaminate the water supply
Pipes & Drainage System
- Designed and installed in accordance with AS/NZS 3500.1 (Water services) and AS/NZS 3500.2 (Sanitary plumbing and drainage)
- Materials: High-quality copper, PVC, or polypropylene pipes and fittings suitable for Australian conditions
- Correct pipe sizing for flow and pressure requirements
- Proper fall/gradients for drainage
- Backflow prevention devices installed to protect the mains water supply
- Underground pipework installed with minimum cover depths and pressure-tested
- Overflow relief gullies (surcharge gullies) installed to QPWC and AS/NZS 3500.2 requirements (typically 75 mm below finished floor level internally and above external ground level)

Tapware
- All basin, kitchen, and laundry taps/mixers are WaterMark certified to AS/NZS 3718
- Lead-free compliant (in line with current and upcoming national requirements)
- Selected with strong WELS (Water Efficiency Labelling and Standards) ratings to reduce water consumption and running costs
- High-quality finishes chosen for durability and aesthetics while meeting all performance standards
Toilets
- Dual-flush models only
- WaterMark certified to AS 1172.2 (or equivalent current standard)
- WELS rated (typically 4–6 stars) for excellent water efficiency
- Installed with correct pan connections, cisterns, and waste pipes to prevent leaks and ensure proper operation
Showers
- Showerheads and mixers are WaterMark certified
- WELS rated (typically 3–6 stars), limiting flow while maintaining good pressure (usually ≤ 9 L/min)
- Thermostatic or pressure-balanced mixers used where appropriate to prevent scalding
- Heated water services installed to AS/NZS 3500.4
