Can A Granny Flat Create Rental Income In Queensland?

Rental income is one of the biggest reasons people look at granny flats. It can be a strong idea, but it needs to be treated like a project, not just a building purchase.

What to check before assuming the rent

  • What rent is realistic for your suburb and type of dwelling?
  • Is there likely demand for one, two or three bedrooms?
  • Will parking, access and privacy affect tenant appeal?
  • Will the layout feel liveable long term?
  • What is the full project cost after site works and services?
  • How much vacancy, insurance, maintenance and finance cost should be allowed?

Do not ignore the property itself

The best design on paper may not be the right design for the property. Slope, drainage, access, services and council/certifier pathway can all affect whether the project is practical.

Use a simple return check

Compare the likely annual rent against the true project cost, then include expenses and a buffer. If the return is tight, look at a smaller model, a different layout or a different project path before spending more.
