Council Approval Questions To Ask Before Buying Granny Flat Plans

Before spending money on plans, check the approval pathway, site constraints and documents likely to be needed.

Plans can be helpful, but a good-looking design does not automatically mean the project will suit your site. In Queensland, it is worth asking a few approval questions before buying plans or ordering a kit.

Questions to ask early

  • Is a secondary dwelling/granny flat allowed on this property?
  • What setbacks apply to the proposed location?
  • Are there easements, overlays or restrictions to check?
  • Is the site affected by bushfire, flooding, vegetation or koala habitat mapping?
  • Will the project need planning advice before certification?
  • What drawings, engineering or reports are likely to be needed?
  • How will water, sewer/septic, stormwater and power connect?
  • Will access, craning or delivery affect the proposed location?

Why this matters before plans

A plan that looks perfect online may still need site-specific changes. If the approval pathway, services or access are difficult, the cheaper plan can become the expensive path.

The aim is not to become an approval expert. The aim is to ask enough questions that you avoid spending heavily in the wrong order.
