A floor plan is useful for testing layout ideas, but it is not the same as a site-specific approval or construction package. Compare the plan against the property and likely Queensland requirements before you buy.

Check the external dimensions first

Room layouts can distract from the building footprint. Confirm the overall width, length, roof form, decks and stairs, then test whether the complete structure can fit the proposed area.

  • Overall building footprint
  • Decks, verandahs and steps
  • Setbacks and private open space
  • Access between the main house and new dwelling

Review the wet areas and services

Bathrooms, kitchens and laundries influence plumbing routes, hot-water systems, ventilation and connection costs. A compact plan with grouped wet areas may be easier to adapt.

  • Sewer or on-site wastewater
  • Water and hot-water location
  • Electrical supply
  • Stormwater and drainage

Allow for Queensland design changes

Energy efficiency, wind region, bushfire, flood, acoustic, engineering and accessibility requirements can affect the final drawings. Ask what files are included and whether the plan can be modified.

Understand exactly what you are buying

Check whether the purchase includes concept drawings, CAD files, engineering, energy documentation or only a printable layout. Ask who owns the files and what alteration rights are included.

Useful Queensland checks

Queensland guidance confirms that new secondary dwellings still require
the relevant local planning checks and building approval. Tiny or container
structures used as permanent dwellings also need to be assessed under the
appropriate planning and building framework.
